Rental Terms and Fees
We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.
We offer lease terms of 12, 13, or 14 months. Unfortunately, we do not offer 6-month leases.
Tenants are responsible for water/sewage, which is billed based on usage. Apartments are all electric, so tenants need to set up electricity with Duquesne Light.
Rent is due on the first of each month and can be paid using the online resident portal or through the Thompson Thrift resident mobile app. We accept credit and/or ACH payments. Please note that we do not accept checks or full lease payments up front. Late fees are charged on the 6th of the month at $50 and $5 for every late day after that.
Yes, a security deposit is required. It is refundable if there are no damages beyond normal wear and tear. After you move out, the leasing office will inspect your apartment. If everything is in good condition, your security deposit will be refunded within 30 days of your move out date. Make sure to provide your forwarding address to the leasing office to ensure you receive your refund.
Yes, there are a few additional mandatory fees: A non-refundable $60 application processing fee for each applicant over 18, A $150 admin fee for each applicant, which is refundable if the application is denied, and our convenience package, which is $110/month, includes Internet (300 speed wireless, 925 wired with a personal router), Valet Trash (picked up 5 days a week), Pest Control (monthly building spray and on-demand interior service), Amazon Hub, and Smart rent (app for door lock, thermostat, and living room lights control).
Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice.
Policies and Rules
Yes, renters' insurance is required with a minimum of $100,000 personal liability. We partner with e-premium, but you can choose any company you prefer.
We currently have no policies set in place for this.
Yes, pets are allowed! We are a pet-friendly community and welcome both dogs and cats. However, there are breed restrictions. The restricted breeds include Pit Bull/Staffordshire Terriers, Rottweiler, German Shepherd, Siberian Husky, Alaskan Malamute, Doberman Pinscher, Chow, Great Dane, St. Bernard, Akita, Wolf Hybrid, Bull Terrier, Presa Canario, and Cani Corso. There is a one-time pet fee of $300 for one pet or $450 for two pets, plus a $25 monthly pet rent per pet.
Your lease agreement requires a written 60-day advance notice.
To break your lease early, you must provide 60-day written notice and must pay a fee equal to one months rent.
Amenities and Services
Our community offers a variety of luxury amenities, including: 24-hour clubhouse and fitness center, fitness trails, pool, hot tub, sundeck, BBQ grills, picnic area, pet spa and bark park, fire pit, and open parking. Amenities offered at an additional cost includes detached garages started at $225 which include a line for EV charging capability.
Yes, we offer open, unassigned parking for free, which can be used by guests as well. There is no extra cost for guest parking.
Yes, we have on-site maintenance staff available for repairs. Regular maintenance issues can be addressed during our leasing office hours. For emergency repairs after hours, such as damaged or blocked fire doors, you would need to contact our emergency maintenance team.
Yes, our community offers vehicle charging stations. We have 2 juice boxes by the clubhouse for EV charging which cost $3/hour and take about 5 hours to fully charge. Additionally, our garages include a 220 line for EV charging capability, and if you have your own charger, you can use it without any additional cost for the electricity used.
Property Details
While we do not offer any pre-furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. We do have relationships with reliable partners that we can refer.
All our available apartments come fully equipped with appliances, including a washer/dryer, dishwasher, microwave, refrigerator, and efficient appliances.
Our one, two, or three-bedroom apartments in Moon Township, Prism at Diamond Ridge, will exceed your expectations as they will provide you with impressive finishes and must-have amenities.
Residents can submit work orders and provide access notes for maintenance through the building's app. Maintenance requests are typically addressed promptly, but the exact response time can vary depending on the nature of the issue. Preventative maintenance, such as changing filters and smoke alarm batteries, is done with a week's notice given to residents.
